The February 2026 TRREB stats are out, and the "Great Adjustment" continues. Here’s the breakdown:

📉 Supply Shift: New listings fell by 17.7% year-over-year. Sellers are holding back, but elevated inventory levels are keeping the market balanced for now.
💰 Price Check: The GTA average selling price sits at $1,008,968—down 7.1% from last year.
⏱️ Pace: Homes are selling in an average of 36 days. Faster than January, but much slower than the 28-day sprint we saw last February.

The Segment Snapshot:

Detached: $1,325,654

Semis: $1,027,376

Towns: $844,862

Condos: $626,650

As we head toward the spring market, all eyes are on the Bank of Canada (currently at 2.3%). Will shrinking supply offset the high inventory? Stay tuned. 🔍
